The Housing Services Team at St Albans District Council are committed  to providing excellent services to our tenants, leaseholders  and the wider community including those seeking advice and assistance on the wide range of housing issues; we work closely with partner agencies to ensure information on  affordable and decent housing is available to all those who  need it.
We manage over 5,100 tenancies and 1,020 leasehold properties. This is around 11% of the total 57,000 homes in the District. There are 15 Registered Social Landlords managing over 1,200 properties and Shared Ownership schemes assisting with our affordable housing.

Services to tenants and landlords

photo of typical housing stock in the districtWe provide a comprehensive range of services that include maintaining the Housing Register, transfers, mutual exchanges, tenancy management, rent recovery, neighbour disputes, anti-social behaviour management and estate maintenance.

There are 12 Sheltered Housing Schemes for the over 60s and a number of bungalows and non-sheltered elderly designated flats that have a community alarm system available  for council tenant. In addition, the community alarm system is available for non council tenants.

The Housing Service  employs  Repairs and Maintenance Team to manage the upkeep and modification of our property portfolio; they conduct planned programmes of improvement (new kitchens, bathrooms, external decoration) in addition to the routine of daily repairs tasks. 

Free and confidential advice is available from our Housing Options Team, they deal with enquiries from anyone needing help with issues on rent / mortgage arrears, housing benefits, the private rented sector and prevention of homelessness.

Housing Services Performance

 The Housing Service monitors certain key areas of performance throughout the year and reports these to Cabinet on a quarterly basis. Quarterly information contained in performance reports can be obtained using the links to council and democracy and finding the relevant Cabinet report for the period you are interested in.

Information is sent out to all tenants in the annual report to tenants. This was sent out in May each year until 2009 but from 2010, in accordance with TSA requirements it will be sent to all tenants by the 1st October.
