Council House improvements are undertaken by the Project Group within the Housing Department. The type of work includes:
Cavity Wall Insulation & Loft Insulation
Window Replacement & Door replacements
Reroofing
Kitchen and Bathroom Modernisation
Internal/External redecorations
Renewal of Heating Systems
Electrical Rewires
Disabled adaptations
A Stock Condition Survey has recently been undertaken by an independent company on a cross-section of all types of property which will identify the work which may have to be carried out over the next 30 years to maintain the properties in good condition. In addition to this, information is obtained from the Area Surveyor and from surveys carried out by the Project Group. The Area Surveyor is one of the most valuable sources of information as they regularly visit properties in each area and will be aware of the need to incorporate certain works to particular addresses. From this survey information a variety of projects are created.
Each year the projects are reviewed and the work is prioritised. A report is then written and sent to Cabinet for approval.
Upon receipt of the Cabinet approval the Project Group Leader will then formulate a programme of work for that year. This will be based on the type and extent of work and particularly the time of year which it is to be undertaken since some works such as roofing and external wall insulation are more suited to the drier months.
Once the programme has been formulated and the projects allocated, the Surveyor will then arrange to carry out the survey and letters are sent to the relevant addresses with the necessary information.

Kitchen and Bathroom Self Assessment
The Council has a small designated budget for one off kitchen and bathroom replacements which fall outside the programmed capital works.
The following criteria will be considered for replacement:
Health and Safety issues identified
Condition of kitchen or bathroom
Age of kitchen or bathroom
Available budget

Disabled Adaptations
From April 2010, as a result of new Disabled Adaptation procedures there will be a more robust qualification criteria for applicants.
Outlined below is the Council House adaptation waiting list information.
External and Common Parts Redecoration
The extent of external redecoration needed is now limited due to the installation of PVCu windows and doors. However, redecoration will be carried out to any remaining previously painted surfaces such as timber doors and entrances and sheds, timber fascias and soffits and metal railings, downpipes etc.
Internal redecoration will also cover work to all previously painted surfaces in respect of staircases, landings and other common parts. This will include walls, ceilings, staircase soffits, and handrails as appropriate, together with doors to flats and storage areas.
Any pre-painting repairs to either external or internal surfaces will be carried out prior to redecoration in order to maintain the building in a reasonable state of repair.
