How do I apply for planning permission? |

and ask for the relevant forms and guidance
leaflets to be sent to you.

How much will it cost? |

There is a fee for different types of applications. Details
are given in the guidance
notes which will accompany the
application forms.

Can I talk to someone about my proposals
before I submit my application? |
|
| |
|
Yes. Please contact the Planning Department to make an
appointment with a Planning Officer who will advise you.
|

How long will it take to have my application
determined? |
|
| |
|
The Council tries to deal with most applications within
an 8 week period, although applications for large and/or
complex schemes can take longer.
|

Who will decide my application? |
|
| |
|
Minor and uncontroversial applications are determined by
the Head of Planning and Building Control. Major schemes
and proposals which raise public concern are decided by the
Planning Development Control Committees. You can contact
the Planning Case Officer to find out how your application
will be decided. There are three Area Committees North, South
and Central, which meet every four weeks.

What happens if my application is to
be considered by a Planning Committee? |

The timetable
of Committee Meetings is available from the
website and by telephoning Corporate Services on 01727 866100
Ext 2529. You can contact the Planning Department via a hotline
telephone number 01727 819469 to find out the planning applications
on the next Committee agenda, or you can contact the Planning
Case Officer.
The Committee Meetings are held in public so that you can
attend to hear the discussion. You can also register to speak
for 3 minutes. Information on how to do this is given in
a leaflet available on line and in paper form.

How can I object to a planning proposal? |

|
You can send a letter/fax or email the Planning Department.
You can also speak at the Planning Committee where the proposal
is being decided. Information on how to do this is given
in a leaflet available on line and in paper form.

What can I do if planning permission
is refused? |
|
| |
|
You can appeal to the First Secretary of State and a Planning
Inspector from the Planning Inspectorate who will look at
the proposals again. Information on how to make an appeal
is provided with the Decision Letter which you will receive
from the Council and on the Planning Inspectorate's website
www.planning-inspectorate.gov.uk.

Who should I contact to find out about
progress? |
|
| |
|
You should contact the Planning Case Officer whose name
is on the acknowledgement letter or the Planning Control
Team Technicians on (Tel: 01727 819344/819345). There is
a leaflet available which explains what happens once you
have submitted your planning application. This sets out the
various stages of the planning process, with contact information,
should you wish to enquire about progress.

Will I get my money back if planning
permission is refused? |
|
| |
|
No. The fee is charged to cover the administrative cost
of processing your application. If planning permission is
refused it is possible to re-submit a revised application
with no payment of fee in certain circumstances. Please contact
the Planning Department for further information.
