Work on new affordable homes sites in Sandridge begins

Groundwork is underway in preparation for the construction of 23 new affordable homes at two vacant sites in Sandridge where garage blocks were demolished several years ago.

The £5.6m affordable housing scheme is being delivered by St Albans City and District Council, working with Wilmott Dixon Construction.

Eight new homes will be built at St Leonards Crescent and 15 at Langley Grove. Together, the developments will provide eight one-bed flats, eight two-bed flats, three two-bed houses and four three-bed houses.

The new homes are due to be completed by December 2018. They will form part of the Council’s housing stock and will be rented out to people in housing need who are on the Housing Register. 

Cllr Brian Ellis, Portfolio Holder for Housing and Inclusion, for St Albans City and District Council, said: “It is great to see these empty sites in Sandridge being redeveloped to provide 23 new affordable homes. The Council is also building a further 25 affordable homes in place of former garage blocks at three sites in Batchwood. Both schemes are being delivered by the Council and all the homes will be rented out to people on our Housing Register.”

In the past, the Council has worked with housing associations to develop council-owned garage sites as affordable housing. This has involved transferring the sites for development in return for nomination rights. 

Since 2013, the Council’s development programme for under-utilised garages has resulted in the building of 27 affordable homes across six former garage sites in the District. The Council has nomination rights for 22 of these homes that are available for rent. Ownership of the other five is shared between the occupant and the housing association.
